Red Tail Ridge tally exceeds $1.93 mil

Total for sales on the 36 Red Tail Ridge sites at Colfax was over $1.93 million.

A Gazette story on the Red Tail sales last week reported the sales total on 35 of the sites, a number derived from a review of sales records in the county treasurer’s office. Another check of the records turned up the 36th sale, actually the first one made, which bumped the total to $1,938,300 for all 36 of the multi-acre sites.

The article last week also compared the difference between the sales totals to the prices placed on the lots when they were offered to the public by Washington Land & Ranches. The difference between the total actual sales and the asking price listed on 33 of the lots in November of 2007 was $931,200, a drop of about 34 percent. Sales for three of the lots which did not have an asking price on the 2007 sales sheet totaled $147,800.

The 33 parcels listed with prices in 2007 totaled just under 279 acres for a per acre average of $6,390 on those 33 sales.

Buyers of the Red Tail sites met in Colfax in July to form an owners committee which takes over administration of the addition under the covenants established for the addition. The move closes out the work of Washington Land & Ranches at Colfax.

The project began under the Arizona Land & Ranches company name which is based in Prescott, Ariz.

The owners of the Colfax property are responsible for maintenance of the road going up to the ridge from the North Palouse River Road.

Robin Lake, Portland area resident who is building the lone house to appear to date in the addition, was named to head the owners committee.

One of the immediate concerns for the new property owners is weed control. Owners have decided on being individually responsible for weeds on their respective sites, although an overall plan for weed control could emerge next year, according to Dan Fleming.

Fleming is a Royal City area farmer who owns one of the sites and was asked by the group to contact the city and county about weed control in the addition.
