The co-personal representatives named below have been appointed as co-personal representatives of this estate.
Any persons having claims against the deceased must, before the time such claim would be barred by any otherwise applicable statute of limitations, present the claim in the manner as provided in RCW 11.40.070 by serving on or mailing to the co-personal representatives or the co-personal representatives’ attorney at the address stated below a copy of the claim and filing the original of the claim with the court in which the probate proceedings were commenced.
The claim must be presented within the later of: (1) Thirty days after the co-personal representatives served or mailed the notice to the creditor as provided under RCW 11.40.020 (1)(c); or (2) four months after the date of first publication of the notice.
If the claim is not presented within this time frame, the claim is forever barred, except as otherwise provided in RCW 11.40.051 and 11.40.060.
This bar is effective as to claims against both the decedent’s probate and nonprobate assets.

FARMINGTON PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the CDBG public hearing scheduled for December 17th, 2012 has been re-scheduled to be held by the Town Council at the Farmington City Hall (Community Center), on December 27th, 2012, starting at 6:00 p.m.
The purpose of the public hearing is to review community development and housing needs, inform citizens of the availability of funds and eligible uses of the state Community Development Block Grant (CDBG), and receive comments on proposed activities, particularly from low- and moderate-income persons and persons residing in the Farmington area.
Up to $1,000,000 may be available to the Town of Farmington on a statewide competitive basis to fund public facility, community facility, economic development and affordable housing projects that principally benefit low- and moderate-income persons.
An outline for the proposed project, including a water improvement project, will be available for review at Farmington City Hall on December 26th, 2012.
Comments may be submitted in writing to Farmington City Hall until January 11th, 2013.
The Farmington Community Center is handicap accessible.
Arrangements to reasonably accommodate special needs, including handicap accessibility or interpreter, will be made upon receiving 24-hour advance notice.

B. Real Estate Contract (Sale Agreement) dated May 10, 2011, executed by Otto Tanner and Laurelie Tanner, husband and wife, sellers, and Heather Vin Camp, a married person, as her sole and separate property, purchaser. The Contract (Sale Agreement) was recorded under Auditor's File No. 704847, on May 23, 2011, records of Whitman County, Washington.
C. Legal description of property:
Lot 3 and the south 5 feet of Lot 4, Block 4, Amended Plat of McDonald’s Addition to Tekoa, according to plat thereof, recorded in Book B of Plats, page 43, records of Whitman County, Washington.

D. Description of each default under the Contract on which this Notice is based:
1. Failure to pay the following past due items, the amounts and an itemization for which are given in G. and H. below: monthly contract payments due for the months of December 2011 through and including November 2012; failure to provide insurance.
E. This Contract will be forfeited on March 12, 2013, which is at least 90 days from the date this Notice is recorded, unless you cure all of the defaults set forth in this Notice on or before that date.
F. The forfeiture of this Contract will result in the following:
1. All right, title and interest in the property of the purchaser and of all persons claiming through the purchaser, or whose interests are otherwise subordinate to the seller's interest in the property, and who have been given this Notice shall be terminated;
2. The purchaser's rights under the Contract shall be canceled;
3. All sums previously paid under the Contract shall belong to and be retained by the seller or other person to whom paid and entitled thereto;
4. All of the purchaser's rights in all improvements made to the property shall belong to the seller; and
5. The purchaser and all persons claiming through the purchaser and those occupying the property whose interest are forfeited, having been given this Notice, shall be required to surrender possession of the property and improvements to the seller ten days after the Declaration of Forfeiture is recorded.
G. Itemized statement of failure to make payments as follows:

K. Any person to whom this Notice is given may have the right to contest the forfeiture or to seek an extension of time to cure the default, or both, by commencing a court action prior to the date of recording to the Declaration of Forfeiture. NO EXTENSION IS AVAILABLE FOR DEFAULTS WHICH ARE A FAILURE TO PAY MONEY.
L. Any person to whom this Notice is given may have the right to request a court to order a public sale of the property if the court finds the fair market value of the property substantially exceeds the debt owed under the Contract and any other liens having priority over the seller's interest in the property.
The excess, if any, of the highest bid at the sale over the debt owed under the Contract will be applied to the liens eliminated by the sale and the balance, if any, paid to the purchaser.
The court will require the person who requests the sale to deposit the anticipated sale costs with the clerk of the court. Any action to obtain an order for public sale must be commenced by filing and serving the summons and complaint before the Declaration of Forfeiture is recorded.
M. The seller is not required to give any person any other Notice of Default before the Declaration which completes the forfeiture is given, unless otherwise required in the Contract.
N. Earlier Notice Superseded: This Notice of Intent to Forfeit supersedes any Notice of Intent to Forfeit which was previously given under this Contract and which deals with the same defaults.
