Conditional Use Permit Application CUP-24-02

Hiddenview PRD Short-Term Rental

NOTICE is hereby given that the Pullman Hearing Examiner will hold a public hearing on Monday, August 19, 2024, at 10:00 a.m. to consider Conditional Use Permit Application CUP-24-02. The hearing will be held in virtually; join from PC, Mac, Linux, iOS or Android: https://v.ringcentral.com/join/683989685?pw=25e64fd00006eaa7dbbbe349be873d7b.

Case CUP-24-02 involves a request by Mark Wintz, on behalf of Hiddenview Homes LLC, to use six houses at Hiddenview Planned Residential Development (PRD) as short-term rentals, such as an Airbnb at 2045 NW Hiddenview Court. Short-term rentals are generally classified as “rooming and boarding houses” for the purposes of the zoning code. This application also includes a variance to increase the maximum number of occupants from five to ten.

The subject property is located in an R2 Low Density Multi-Family Residential District with a PRD overlay. Rooming and boarding houses are considered conditional uses in the R2 Zoning District. Conditional uses are developments that warrant special consideration before being established or altered in a particular area due to their potential impacts on surrounding properties.

All interested persons or their authorized agents are encouraged to appear at the public hearing and testify for or against the proposal. Interested parties may also submit written comments regarding this application to the Community Development Department at City Hall prior to the public hearing or by emailing ariel.medeiros@pullman-wa.gov. Please be advised that oral comments at the hearing may be subject to a time limit. At the public hearing, the Hearing Examiner will accept testimony on the proposal and then the matter will be closed for public input. Within 10 days of the public hearing, the Hearing Examiner will decide to approve, approve subject to conditions, or deny the applicant’s request. The decision will be made available to the public via the City website.

Pertinent documents related to this case are available for public review at the Community Development Department at City Hall from 8:00 a.m. to 5:00 p.m., Monday through Friday. Pullman City Hall is accessible for persons with disabilities; please inform the Community Development Department if you will need any special accommodations to attend the meeting.
